Everything you need to know
about The Machine.
Real Estate Rivals: The Machine is a premium property media and lead generation platform by VirtualGhana.africa and Property Guru Global Ltd. This guide covers every feature — from watching episodes to submitting a qualified property enquiry.
Platform Overview
What Real Estate Rivals: The Machine is, who it is for, and how it works.
Real Estate Rivals: The Machine is a weekly real estate media platform built around a single question: who is this property really for? Each episode takes one premium property and deploys six AI-powered rival agents to evaluate, position, and compete over it in real time. Fifteen minutes. Six perspectives. One verdict from The Machine.
The platform serves three audiences simultaneously: property buyers who want intelligent, entertainment-led research into specific assets; investors seeking structured deal intelligence on Accra and African markets; and diaspora buyers comparing Ghana and international property opportunities.
All Pages
The platform consists of four live pages, each with a distinct purpose.
| Page | URL | Purpose |
|---|---|---|
| Main Platform | index.html | The full platform — episodes, theater, virtual tour, floor plans, rivals, enquiry form |
| Theater | rer-theater.html | Full-screen cinematic video player for Episode 1 |
| Virtual Tour | rer-virtualtour.html | Branded Matterport virtual tour page with MPskin overlay |
| Episodes Hub | rer-episodes.html | All 13 episodes — This Week, Previous, Upcoming, Monthly Omnibus |
Episodes Hub
How to find, browse, and filter episodes across Season One.
The Episodes section on the main page shows three live zones pulled directly from the database — This Week, Next Week, and the Monthly Omnibus. These update automatically each Monday when the platform's episode schedule advances.
The featured episode card for the current week. Shows the property name and location, the Machine's verdict quote, the six rival agents who appear, a Watch Now button, and a WhatsApp notification link. Click Watch Now to open the episode in the full theater player.
A preview card for the upcoming episode with a partial description, the property location, and the rival lineup. Click Notify Me → to open a pre-filled WhatsApp message that registers your interest before the episode drops.
At the end of each four-episode month, The Machine publishes a 30-minute omnibus market intelligence report reviewing all four assets and delivering a month-end verdict on the Accra premium property market. These are listed in the Omnibus row and marked Coming Soon until published.
Click View All 13 Episodes → to open the dedicated episodes hub (rer-episodes.html). This page includes all episodes across all statuses with category filters: All, Luxury, Commercial, International, Multi-Family, and Omnibus.
Theater Player
How to watch episodes in the full cinematic player.
Clicking the play button on the embedded video section opens the full theater experience at rer-theater.html. The theater is designed for full-screen cinematic viewing with an episode information bar, a live stream toggle, and a viewer count display.
- Click the gold play button or the Open Full Theater → button in the theater section of the main page.
- The theater page loads with Episode 1 — The Estate That Does Too Much — pre-loaded.
- Click anywhere on the video or the play button to start playback.
- Use your browser's native fullscreen button (bottom-right of the video) for the best experience on large screens.
The Go Live button in the theater's status bar is used during live broadcast events. When The Machine is broadcasting live, this button activates automatically and switches the player from the recorded episode to the live stream. If the button shows "Go Live" and you are not in a live event, the broadcast has not started yet.

Agent-Guided Tours
How agents can host live guided sessions and how clients join them.
The Agent-Guided Tour system allows a Property Guru Global agent to start a live session and share a code with clients so they can follow the same tour in real time — from any device, anywhere in the world. Both agent and client view the same Matterport 3D tour and communicate via the built-in live chat.
- Scroll to the Virtual Tour section. You will see the Agent-Guided Tour bar above the 3D embed.
- Click ▲ Start Guided Tour. A modal will appear.
- Enter your name and optionally your WhatsApp number, then click Create Session →.
- A unique 7-character session code is generated — for example RER-4X2K. This code is shown in the modal and in the live bar.
- Share the code with your client using the 📨 Share button (opens WhatsApp with a pre-filled message) or Copy Code for email or SMS.
- When your client joins, you will see their name in the chat and the viewer count will update.
- When finished, click End Session. The session is closed and cannot be re-joined.
- Open demo.virtualghana.africa on any device. Scroll to the Virtual Tour section.
- If a session is currently active, a gold bar will appear automatically: "A live guided tour is in progress." Click Join Now →.
- Alternatively, click → Join a Tour and enter the session code your agent sent you.
- Enter your name and click Join Tour →.
- The live chat panel opens automatically. You are now in the same session as your agent.
- To leave at any time, click Leave in the live bar.
Once in a session, both agent and client can type messages in the chat panel (bottom-right of the screen). The chat panel can be toggled open and closed with the Chat button in the live bar. Unread messages are indicated by a red badge on the chat toggle button.

The Three Doors
Understanding the three acquisition pathways before submitting an enquiry.
Community 25 Executive Estate has nine identified potential uses. The Machine has grouped them into three strategic doors — each representing a distinct buyer intent and acquisition approach. Selecting a door before you enquire routes your submission to the most relevant conversation pathway.
| Door | Type | For Buyers Who… | Rivals Leading |
|---|---|---|---|
| Door I | Legacy Acquisition | Want to own the estate as a generational family residence or premium lifestyle asset | Efua Asante, Tunde Balogun, Naa Adjeley |
| Door II | Income Asset | Want to acquire the estate for rental yield, executive short-stay, or investment portfolio purposes | Kofi Addo, Kweku Mensah, Zainab Sule |
| Door III | Corporate Placement | Represent an organisation seeking the estate for executive accommodation, diplomatic posting, or institutional use | Kweku Mensah, Kofi Addo, Efua Asante |
Submitting an Enquiry
A step-by-step guide to submitting a qualified enquiry through the platform.
- Scroll to The Three Doors section and click the door that best represents your interest. The door you select is pre-loaded into the enquiry form.
- Scroll down to the Enquiry form. Your selected pathway is shown at the top.
- Fill in: Full Name (required), Email Address (required), Phone / WhatsApp, Country, Timeline, Organisation (Door III only), and Message.
- Click Submit Enquiry →. The button shows "Sending…" while your details are saved.
- On success, the form is replaced by a confirmation message: "Enquiry Received."
Your submission is stored securely in the platform's database (Supabase, EU-West region) and a notification email is sent simultaneously to Property Guru Global Ltd. The following fields are captured:
- Name, Email, Phone, Country
- Investment Type — derived from your Door selection
- Message
- Timeline and Organisation Name (if provided)
- Timestamp — exact date and time of submission
The system prevents accidental duplicate submissions. If you submit the same email address twice in the same browser session, a message will appear: "You have already submitted an enquiry." The database also enforces a unique constraint — the same email cannot submit the same door type more than once per minute.
What Happens After You Enquire
The qualification and follow-up process after submission.
- Your enquiry is received and reviewed by the Property Guru Global team within 24 hours on business days.
- A team member contacts you via email and/or WhatsApp using the details you provided.
- A short qualification conversation is conducted to understand your timeline, budget range, and intended use — this is not a pressure process, it ensures the right information reaches you.
- Based on your door selection and qualification, you are connected to the relevant rival agent and given access to private deal intelligence not published on the platform.
- If the asset is a fit, a formal viewing or further consultation is arranged — in person at the estate in Tema, or via the Agent-Guided Virtual Tour system.
The Six Rivals
Who the AI rivals are, what they represent, and how to read their positions.
Each episode deploys the same six AI rival agents — each with a distinct specialisation, buyer mandate, and strategic lens. Their positions on a property are not arbitrary: they reflect real market archetypes and deal structures. Understanding who agrees with your intended use is part of the platform's intelligence layer.
| Rival | Archetype | Specialisation | Buyer Type |
|---|---|---|---|
| Efua Asante | The Curator | Luxury Residential | High-net-worth personal buyer, lifestyle acquisition |
| Kofi Addo | The Analyst | Commercial & Investment | Investor, yield-focused, financial structuring |
| Kweku Mensah | The Architect | Corporate Negotiation | Institutional, corporate tenancy, long-horizon deals |
| Naa Adjeley | The Connoisseur | Lifestyle & Design | Design-led buyer, hospitality conversion, staging |
| Tunde Balogun | The Connector | Diaspora & Cross-Border | Ghana diaspora, Africa-Gulf corridor, remote acquisition |
| Zainab Sule | The Closer | Deal Acceleration | Time-sensitive buyer, deal-ready, motivated seller situations |
On the Rivals Grid on the main page, hover over any rival card to reveal their close-up image, archetype quote, and buyer profile tags. Each rival's accent colour is their consistent identifier across all episodes and the platform's UI.
The Operator
The identity behind The Machine and what the Machine's Verdict means.
The Operator is the controlling intelligence of The Machine — an AI system that observes all six rivals, evaluates the property against the full market landscape, and delivers the final verdict at the end of each episode. The Operator's identity is classified. Their face is never shown. Only the mask.
The Machine's Verdict is a single definitive statement about the asset — who it belongs to, what its highest use is, and what the buyer who takes it through the right door will understand that others missed. The verdict is displayed on the main platform page below the theater player as well as in the episode cards.
